Plans for 34 house estate in village

Harron Homes have put in a planning application to build on Park View And associated land to the east of Green Lane in Shelf.

The proposed development comprises the demolition of existing dwelling and associated outbuildings followed by the erection of 34 new houses together with landscaping and provision of open space.

Of the 34 dwellings proposed, seven (20 per cent) will be affordable units. These will be two and three bedroom properties set out as a pair of semi detached houses and a terrace of five houses.

The remaining 27 dwellings will be four and five bed detached dwellings with driveways and garages providing off street parking.

The site access will be taken from Green Lane with dwellings served off a single estate road together with a smaller private drive serving three dwellings overlooking the open space.

Access to the proposed development for all traffic will be taken from Green Lane.

Planning agents ID Planning said in their proposals: “The site sits within the urban area of Shelf and is considered to be in a sustainable location given it is in close proximity to local shops, services and facilities including schools and jobs.

“The proposal will bring clear economic benefits in terms of creation of construction jobs and increased spend in the local economy post construction.

“Social benefits will arise from the provision of affordable housing whilst provision of accessible open space will have health and well-being benefits for existing and proposed residents. In terms of environmental benefits, the site itself is of low ecological value with the scheme providing opportunities for enhancement through new planting.”
